Would you "leave money on the table" if given a choice?
In today's real estate market, If you don't use a professional home stager to get the most money for your listing, "its as good as leaving money on the table in the sale of your home."
It's far more costly to continue price reductions which are generally $5,000 or $10,000 at a time, than it is to work with a professional home stager for a few hundred dollars.
People have been "fixing up" their homes to sell for decades. There is so much information on the market from sources such as HGTV that most home buyers already have an "expectation" for what a home "should" look like. Most people are very educated on the importance of a home that is already staged / updated and the value of doing so to sell a home.
Using a professional home stager will assist you in getting a higher sales price and more often a quicker sale.
What is professional staging?
Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained on the art of home staging. Many definitions you have seen no doubt stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its flaws. The home seller cannot view their home objectively, while many successful Realtors do not have the time or trade resources to properly stage a home.
How much does it cost?
We will have an initial consultation to asses your home and what services will work for you. At the conclusion of the consultation, I will provide you of a detailed home assessment including a list of accessories and other items I recommend to maximize the value of your home! Once you meet with me and receive your written report, you will have the option to do the recommendations on your own or continue to work with me for actual staging / styling your home at an additional fee. The Initial consultation is $180
The housing market is good, so why do I need to stage?
Certified professionally staged homes sell on a conservative average of 10%+ more in a good market (see the Latest Home Staging Statistics). Even if your home sells quickly, most likely it wont sell for the amount it would have had it been professionally staged.
Why shouldn't I just stage my own home?
Home sellers generally are not successful in staging their own home. Why? Like our loved ones, we often don't see all of the flaws in our home. We’ve gotten used to the way it looks and in fact it is difficult emotionally to change it. This is what we have been trained for and how we make a living. That’s where we will help.
